1. Accordance with Page
15 Paragraph 6.02 we must appoint an Architectural Review Committee
Class A members Melanie
Forgas, Amy Harrison and Darren Cruzan have volunteered to join ARC.
(Motion was made and pased to appoint all volunteers to the ARC.) Landmarc
send letters sent appointing each to ARC (sent via email and snail mail
5/23/06)
- Add each to insurance
- (as per email from Landmarc 5/31/06 -All members are covered under
current insurance policy)
- The affirmative vote
of a majority of the Members of the Architectural Review Committee shall
be required in order to adopt or promulgate any rule or regulation, or
to make any finding, determination, ruling, or order, or to issue any
permit, consent, authorization, approval or the like pursuant to the
authority contained in this Article. See also paragraphs 6.03 6.05
- ARC will review and
approve all applications for exterior changes to all lots.
- ARC (and Board) should
review all guidelines, covenants and restriction and suggest changes to
the Board.
- ARC should review all
files for modifications on LOTs and verify that all modifications have
accompanying documentation and approved application on file.
- Insure that
applications and documentation are filed for all changes to each lot.
Work with lot owner(s) to get documentation up to date for existing
modifications made without prior ARC approval.
- ARC Members were asked
to schedule a meeting.
2. Voted to correct page
11 Paragraph 5.04 Annual Assessments.
shall not exceed the sum of $40
per (month).
3. Landscaping contract
Landmarc has requested another proposal and owner of Landmarc has visited
the Gables to assess situation.
Grass is already too
high/unsightly in front common area. We must take action.
NOTE: If noninsured entity mows area, then HOA faces liability issues
for injury sustained on the property.
4. Audit and Taxes 1120-H
Landmarc is conducting audit. Funds were not released by Cardinal
Management to Landmarc Management as promised on 4/15/06.
5. Augustine Homes owes
Landmarc answer for rent fee for signage in easement area. (By the time
they get back to us, the signs will probably be unnecessary.)
(Email 5/31/06 Red banner
supports are concreted into the ground and Augustine will remove it as
soon as they can get another company over to break it free. They have not
offered any compensation to the HOA for use of the HOA common areas to
advertise.)
Augustine Homes owes HOA and answer for
replacement of dead landscape material trees and shrubs (list of dead
trees was requested and emailed 5/21/06)
6. Bees nest in
Gazebo (Johnnie volunteered Sean to remove the nests)
7. Irrigation system (not
enough funds to pay for start up or associated operating costs)
8. Long term improvement
of grass on common area. (not enough funds to pay for any improvements)
9. Mailboxes- Landmarc is
following up with Augustine Homes and Commonwealth Lighting about
Mailboxes (5/31/06 -
Cruzan's broken mailbox has new support installed and Landmarc is
following up with Augustine Homes about plans to replace all mailboxes in
The Gables.) |
